Chesterbrook is a "large planned residential community" encompassing over eight hundred and sixty five (865) acres of land and comprises 28 Communities, each Community arising out of a number of separate phases of residential homes, townhomes, and condominiums totaling 2384 units. Developer Richard Fox originally began exploring the possibility of a large Master Development in 1966 and purchased the first 550 acre Cassatt tract in 1969. Shortly thereafter, he purchased the Yohn property as well as a tract owned by the University of Pennsylvania putting together the land known today as Chesterbrook. The first portion of Chesterbrook began development in 1976 with the last being completed in the early 1990s. Each Community's Association manages the open spaces, roads, and drainage facilities within their respective association. The Parcel 19 Trust, however, was created for the purpose of owning, managing, operating, and maintaining approximately 119 acres of open spaces and pathways on private lands owned by the Trust nesteled between the 18 Chesterbrook Villages making up its membership.
